Where instructed to do so, we offer the following elements of service, as standard:

One-to-one initial assessment and consultancy, usually at your home;

Design brief development, in partnership with you, which we then confirm to you in writing;

Concept Design, including budget planning;

Detailed Design;

Preparation and submission of Application(s) for Planning Permission;

Ongoing liaison with the Planning Authority to help determine the Application(s);

Development of detailed design, in partnership with you;

Preparation and submission of an Application for Building Control Approval;

Ongoing liaison with the Approved Inspector or the Building Control Department to help determine the Application;

Further development of detailed design, including reducing risk by ensuring important design decisions are made, in partnership with you;

Preparation of Specifications, Schedules Of Works, Tender Drawings;

Tendering the works to a number of local builders, who work with us regularly, and are accustomed to the nature of works expected;

Advising and assisting you with the selection of a Builder;

Working with the Builder, to construct and deliver the project, on time and on budget.
